Firm Capital Property Trust Announces Closing of Previously Announced $26 Million Retail Property Acquisition

TORONTO, Dec. 04, 2017 (GLOBE NEWSWIRE) -- Firm Capital Property Trust (“FCPT” or the “Trust”), (TSXV:FCD.UN) is pleased to announce the closing of the previously announced acquisition of a 100% interest of a 115,838 square foot grocery anchored retail property located in Guelph, Ontario (the “Property”). The acquisition price of the Property was approximately $26.0 million, excluding transaction costs. The Property was acquired at a 6.9% capitalization rate.  The Property is located in a well-established residential neighbourhood on a high traffic artery and is anchored by Sobeys (Freshco) and the LCBO with a strong mix of national tenants. The property is currently 99% occupied by 28 tenants.

The Property was financed through the assumption of a $14.3 million, 4.40% first mortgage that matures in 2024 and existing cash resources.
