Business Overview
Retrocom Real Estate Investment Trust, formerly Retrocom Mid Market Real Estate Investment Trust, is an open-ended real estate investment trust (REIT). Its portfolio of retail properties is geographically diversified across Canada with approximately 48% of its total gross leasable area in Ontario and 40% of total gross leasable area west of Ontario. The majority of the western portfolio, or 27% of the total gross leasable area, is located in Saskatchewan. In June 2013, the Company acquired 12 investment properties from First Capital Realty Inc. totaling approximately 964,000 square feet. Effective August 27, 2013, Retrocom Real Estate Investment Trust acquired the two Wal-Mart-anchored shopping centers, from Walmart Canada Realty Inc and Smartcentres Inc. In August 2013, the Company announced that it has completed the sale of Lansdowne Plaza in Saint John, New Brunswick.
Financial Overview
For the fiscal year ended 31 December 2013, Retrocom Real Estate Investment Trust revenues increased 30% to C$104.1M. Net income decreased 50% to C$34.8M. Revenues reflect FFO per Share (Basic) increase of 25% to C$0.56, Minimum Rent increase of 30% to C$64.9M, Recoveries from Tenants increase of 30% to C$39.2M. Net income was offset by Transaction costs increase from C$0K to C$1.5M (expense), Other Interest increase from C$144K to C$1.5M (expense).
